Apply for a certificate of rates, land tax and other charges
When to use this form
If you are selling or buying a property, use this form to apply for a certificate of rates, land tax and other charges.
The certificate will show any outstanding property charges at date of issue. The charges shown are:
- rates
- land tax
- land rent
- conveyance duty (including deferred duty)
- city centre marketing and improvements levy (CCMIL)
- deferred Lease Variation Charge (LVC).
When purchasing a property, it is the buyer’s responsibility to be aware of any outstanding amounts at the settlement date. Any outstanding amounts following the settlement and transfer of a property are the responsibility of the new owner.
You can also get an update on an outstanding amount within 30 days of the certificate being issued.
The certificate must only be used for conveyancing purposes.
Fee for the certificate
The fee for the certificate is $148.
Information you need to complete the form
To apply for a certificate, you must be:
- an owner of the property (or a representative of the owner)
- a mortgagee of the property (or a representative of the mortgagee)
- a buyer who has entered into a contract to buy the property (or a representative of the buyer).
You will need to provide:
- the property’s suburb, section, block and unit (SSBU)
- details of the property’s owner/s
- details of the sale of the property (if a contract or agreement has been entered into)
- card details for payment of the fee for the certificate.
The property’s SSBU details can be found on your notices for property charges. If you do not have this information, contact us.

Next steps
The certificate will be issued using your chosen delivery preference:
- For email delivery allow 3 working days.
- For postal delivery allow 7 working days.
This may take longer if further information is needed. Allow for additional time before your settlement when applying for the certificate.
Get an update on an outstanding amount after a certificate has been issued
You can get an update on an outstanding amount after a certificate has been issued to you. The update will tell you if there were any changes to the outstanding amount after the certificate was issued. For example:
- instalment amounts charged after the issue of the certificate, such as land tax
- payments made after issue of the certificate
- interest payable on outstanding amounts.
You can get an update on any outstanding amount by contacting us within 30 days of the certificate being issued.
When a property is liable for land tax, it is assessed quarterly on the following dates each year:
- 1 July
- 1 October
- 1 January
- 1 April.
If your certificate was issued before a quarterly land tax assessment date, and the settlement occurs after that date, the certificate will not include the outstanding land tax amount due for the latest quarter.
